The difference between a drawn-out, costly, and risky purchase and a smart, streamlined, secure process guided by the right person
It started with one moment, among the fields of Tuscany.
About two years ago, I stood on Tuscan soil, surrounded by vineyards and that unique stillness that only Italy offers. And then, one phone call – almost random – opened a door to something completely different: Salento.
It wasn’t part of my plan. It wasn’t a business meeting. It was a revelation.
And when I act on intuition, it’s always grounded in deep experience, knowledge, and thoroughness. Dozens of investors I’ve guided in Israel, Georgia, Portugal, Cyprus, Germany, and the U.S. taught me how to recognize opportunities. But only Salento made me feel like my mission was being sharpened.
“You can do it alone – but it’s not the same.”
Many clients come to me after starting the process on their own. Some act from abroad. Others arrive in Italy with enthusiasm and a belief that “we’ll figure it out ourselves.”
And they really try: They view properties, meet local agents, and ask for tips from friends.
But soon enough, the cracks start to show:
Paperwork is missing or incomplete
Planning limitations weren’t asked about
Advice from others is often based on personal anecdotes, not professional insight
Most importantly, they don’t speak the language, not just Italian, but the language of real estate. The things a realtor doesn’t say.The signals the seller gives. The unspoken context hidden behind documents.
❌ I’m not a real estate agency, and I don’t start with the property.
Unlike what many assume, I’m not a traditional broker with a list of exclusive properties I aim to sell. The properties I showcase have been thoroughly vetted for specific clients, and if they remain available, I share them because they may be a fit for someone else.
My work doesn’t begin with the property – it begins with the person.
From the very first call, I take the time to listen and ask the right questions: What are your needs, your vision, your lifestyle goals, your budget, your risk profile? Only once I have a clear picture, do I begin the search for a property that fits you precisely.
So what do I do?
I’m not a lawyer. I’m not an architect. I’m the one who leads the process – from first idea to final signature (and often beyond).
I know every stage of the property purchase process – including the legal maze, building regulations, local authorities, who to speak to, and what to watch out for. I match you with the exact right professionals for your goals, budget, and personality. I coordinate, supervise, translate, and prevent mistakes before they even happen.
And most of all, I make sure your process stays clear, simple, and under control, with minimal surprises.
Many people think my job starts once a property is found. But in reality, I’m the one finding the right properties in the first place.
Property Search & Filtering: I only search for properties that truly meet the client’s criteria – location, zoning, legal status, budget, and long-term potential.
Due Diligence: I gather and verify all the official records, documents, and plans of the property. Problems are identified before any visit is scheduled.
Coordination: I organize all meetings with sellers, agents, lawyers, architects, and notaries. I manage calendars, signatures, documents, and all moving parts.
Full Guidance: From the initial conversation to the viewings and the final signing – I’m there, making sure everything flows smoothly.
Who do I work with?
✔️ Experienced architects who know every local planning office
✔️ A civil engineer and land surveyors who go deep, not just “by eye”
✔️ A trusted lawyer was involved every step of the way
✔️ Three notaries I work with, depending on the deal type and location
✔️ A carefully selected network of realtors – tested and proven
I don’t refer you to them – I go with you. We work as a team.
⚖️ So what’s the real difference?
It’s not just about the number of professionals involved. It’s the difference between a drawn-out, expensive, high-risk process… and a smart, focused, safe journey – led by someone who knows every step.
One side may include:✈️ Unnecessary flights🏨 Hotel stays without progress🧾 Paying multiple consultants for overlapping advice⏳ Wasted time – possibly the most expensive resource of all
The other side?
✔️ A clear, step-by-step process
✔️ One person who manages the whole picture
✔️ Informed decisions – not guesswork
✔️ Full coordination across all players
✔️ And you – confident, calm, and in control
What do my clients say?
At the end of nearly every process, I hear the same sentence:“Thanks to Orit, we completed the process successfully and made the dream come true.”
Not because they couldn’t have done it on their own, but because they didn’t have to.Because what could have been exhausting, expensive, and stressful turned into a process that was clear, purposeful, and exciting.
So why would you want to go through it alone?
If you’re dreaming of a home in Italy, a quiet investment, or a piece of land by the sea, the last thing you need is to wander through a maze of forms, laws, and translations on your own.
I’m here to lead you – calmly, clearly, and confidently. Together, we’ll get you there.
